We know that having a
well-kept garden can add value to your property, but which specific
garden features will see the biggest financial return?
UK site Sell House Fast
carried out a study to find out how homeowners can make the most of
their garden space to increase their overall property value.

experts revealed that the garden feature which adds the most value to a
property is a shed. In fact, 82% of property professionals claim a decent-sized shed is the most cited feature to boost value.
Next on the list is a good quality patio or paving (76%), followed by secure fencing, walls or gates (72%).
The
garden feature lowest on the value-increasing list was artificial grass
or lawn, with 40% of experts choosing this as an important asset.
This information could certainly come in handy when it comes to selling your property as research reveals that the right garden can add anywhere between five to 20% to a property's value.
The
experts were quick to point out, however, that a combination of these
top garden features is more beneficial than just focusing on one alone.

- Estate agent, Neil Walter, says: "For homeowners looking to sell or rent, I always recommend keeping their garden renovations and refurbishments at a moderate level as potential buyers/renters always have their own vision as to how they want things to look."
- Garden designer, Lauren Pascal, says: "If a garden is scattered to the point where most of the space is occupied, then it makes it very difficult for potential occupiers to envision themselves there, enjoying the outdoors. It might not be an obvious realization but small changes can have a more significant impact than major transformations."
- Property expert and investor, Nina Hayward, says: "Instead of splashing out on flashy additions, think about what modern property seekers really want from an adequate outdoor space. They crave privacy and safety, so invest in sturdy fences.
